What BOQ software has to get right

A Bill of Quantities is the priced spine of a tender. It breaks the works into measurable items, each with a description, a unit, a quantity and a rate, so that every tenderer prices the same scope on the same basis. In Malaysia that structure follows the Standard Method of Measurement — SMM2 in practice on most jobs — and getting the structure wrong is expensive: mispriced items, uncomparable tenders, and arguments at valuation.

From a brief to a tender-ready bill

  1. Start the project. Describe the works in a few lines, or import the bill you already have.
  2. Let AI Draft write the structure. Bills, sections and SMM2 item descriptions, numbered and formatted.
  3. Price it. Pull unit rates for material, labour and machinery, or build a rate up from its components and save it to your rate library for reuse.
  4. Rebase to the site. Apply the location index so rates reflect the state the project is actually in, not a national average.
  5. Check it. AI Review reads the whole bill back and flags what looks wrong before it goes out.
  6. Export. Tender-ready PDF, password-protected if you need it, or back out to Excel. PDF export is a Pro and Max feature.

Does Caprix produce Bills of Quantities in SMM2 format?
Yes. AI Draft writes bills to SMM2 from a short project brief, and the BOQ Builder keeps the SMM2 structure — bills, sections, item descriptions, quantities, units and rates — as you edit. SMM3 support is in development and is not available yet.
Can I import an existing BOQ instead of starting from scratch?
Yes. AI Import reads an Excel bill and maps its columns to the builder's structure, and it reads PDF bills too. Excel import is free on every plan; PDF import costs 1 credit per 5 pages.
Is the BOQ Builder free?
The builder itself is free on every plan, including the free plan. Individual AI actions spend credits, and tender-ready PDF preview and export are Pro and Max features.
How does Caprix handle variations after a bill has been issued?
Through addenda and variation orders. Once a bill is issued you open a change set, edit it normally, and Caprix tracks the difference against the frozen reference — so the original bill stays intact and the change is auditable.
Can several estimators work on the same bill?
Yes, on a Corporate account. A shared BOQ workspace lets team members edit the same bill live, with presence and locking so two people do not overwrite each other, plus a shared company rate library.
